Conservation Land Tax Incentive Program

Farms which meet the following eligibility requirements are entitled to be taxed at 25% of the municipal residential tax rate: The property must be assessed as farmland by the Municipal Property Assessment Corporation (MPAC). The farm must generate a gross income of at least $7,000 as reported for income tax purposes. Some exceptions may apply. The farm requires a valid Farm Business Registration number, unless one of the exemptions applies and is granted. More than 50 percent of the property ownership must be held by a Canadian citizen or a permanent resident of Canada. If the property is owned by a business which is a sole proprietorship, the owner must be a Canadian citizen or permanent resident of Canada.

Managed Forest Tax Incentive Program

Perhaps you thought that the big swampy area in the back corner of your property was just a mosquito-infested wasteland. Except for the multitude of frogs, turtles and birds that seem to love that sort of place, it didn’t seem much use to anyone else. If you’re new to the country, maybe you haven’t yet learned how to identify the different types of wetlands or wildlife so you might not know if you’ve got a hidden treasure on your property. If it turns out that your swampy area is a Provincially Significant

If it turns out that your swampy area is a Provincially Significant Wetland or habitat for an endangered species, you could be eligible for a 100% property tax exemption on the eligible portion of your property. The Conservation Land Tax Incentive Program (CLTIP), offered by the Ontario Ministry of Natural Resources and Forestry, is designed to encourage stewardship of significant natural areas and wildlife. All that is required is that you agree to maintain the sensitive area in its natural state by avoiding any activities that might disrupt this.

If you believe your property qualifies, MNRF staff will be able to confirm your eligibility if you provide them with your lot, concession, township and property assessment roll number and will mail you an application. Contact your District MNRF Offices to provide them with this information.
